Competition Approach

This competition provides flexibility for contestants to (1) define the challenge of the site with regard to TOD, (2) consider the challenge to people, prosperity, and the surrounding community, and (3) propose a suitable physical design to address this challenge.

Submissions should consider the following factors:

  1. Address the existing neighborhood by either extending or improving its character or by proposing a new redevelopment concept with sensitive transitions to surrounding neighborhoods.
  2. Consider multiple blocks out to or even beyond a quarter mile from the intersection of Veronica Shoemaker and Palm Beach Boulevards.
  3. Demonstrate how the design provides access to alternative means of transportation (i.e. transit use and type; reduced on-site parking). Designs can assume future light rail transit on the existing railroad tracks or not.
  4. Address the need for parking and how it can be provided without causing visual blight or damaging the walkability of the neighborhood.
  5. Encourage a compatible mix of uses, varying intensities across the site, and integration with public spaces and places (streets, transit, parks, plazas, etc.).


Submission Details

Competitors are expected to provide the following materials:

  1. A generalized site plan showing streets, blocks, and buildings (existing and proposed), also indicating any proposed phasing—1 page not to exceed 24” x 36”
  2. Simple 3-D illustrations showing the massing of proposed buildings. Illustrations can be hand drawn or created with basic software such as Google SketchUp—1 page not to exceed 24” x 36”
  3. A short narrative that describes the most important attributes of this proposal’s response to the factors listed above—2 - 8.5” x 11” pages, 1” margins on all sides, Times New Roman font no smaller than 12 points.
  4. Do not insert logos/company name on the front of designs. Information may be printed on the back of each submittal sheet.
These materials should be submitted to Jason Utley with the Southwest Florida Regional Planning Council, 1926 Victoria Avenue, Fort Myers, FL 33901 by April 8, 2010. Submissions will be reviewed and evaluated by three separate panels; one composed of development professionals, one of financial professionals, and of lay citizens. Each panel will determine its winning submissions and awards will be presented on May 7, 2010 as part of the First Friday ArtWalk in downtown Fort Myers River District.
