This competition provides flexibility for contestants to (1) define the challenge of the site with regard to TOD, (2) consider the challenge to people, prosperity, and the surrounding community, and (3) propose a suitable physical design to address this challenge.
Submissions should consider the following factors:
- Address the existing neighborhood by either extending or improving its character or by proposing a new redevelopment concept with sensitive transitions to surrounding neighborhoods.
- Consider multiple blocks out to or even beyond a quarter mile from the intersection of Veronica Shoemaker and Palm Beach Boulevards.
- Demonstrate how the design provides access to alternative means of transportation (i.e. transit use and type; reduced on-site parking). Designs can assume future light rail transit on the existing railroad tracks or not.
- Address the need for parking and how it can be provided without causing visual blight or damaging the walkability of the neighborhood.
- Encourage a compatible mix of uses, varying intensities across the site, and integration with public spaces and places (streets, transit, parks, plazas, etc.).
